House rules – Agriturismo Villa Ustoma
Dear Guests!
To ensure that all guests after you enjoy as beautiful and relaxing a stay in our villa as you have, we kindly ask you to adhere to our house rules.
Any violation of our house rules may result in the immediate, unconditional, and unilateral termination of the contract (in this case, the booking), with the full amount of the booking price being withheld.
General rules
If you notice anything missing from the furnishings or inventory, or if you need assistance, please inform us immediately. We are available 24/7 by phone or via WhatsApp and will respond quickly if necessary.
We are also happy to assist you with any questions or information regarding local excursions, activities, and more.
Check-in and Check-out:
Check-in
The villa is available from 3:00 PM on the day of arrival (earlier check-in times available upon request). Please provide your estimated arrival time a few days prior to your arrival so we can welcome you personally and provide you with the key and important information for your first night.
Check-out
Please ensure the villa is vacated by 11:00 AM on the day of departure (late check-out available upon request). Failure to comply with this and any unauthorized late departure will result in an additional night's charge for the relevant season. Payment must be made in cash on the day of departure. Key return will be arranged individually.
Payment
A 50% advance payment of the total rental price agreed upon at the time of booking via bank transfer, 2 months prior to the agreed arrival date. The remaining 50% of the total rental price agreed upon at the time of booking must be paid via bank transfer, 7 days before arrival.

If you have availed any services during your stay, please settle the costs on the evening prior to your departure day.
Towels, bath towels, and kitchen towels are included in the price and are provided for your stay (see included services in the price list). Bed linen (beds are freshly made upon your arrival) is also included and will be available throughout your stay. If you would like to have your bed linen changed or receive fresh towels, we are happy to arrange this at an additional cost.
If you wish to have a cleaning service during your stay, this is available upon request and for an additional fee.

Non-smoking house.
Smoking is not permitted inside the entire house. Ashtrays are available in the garden and on the terrace for smoking outdoors.
Quiet hours
Please note that while the house is surrounded by nature, loud voices and music can still be heard from a distance, particularly at night.
Please be considerate of other guests and neighbors, especially between 1:00 PM and 3:00 PM and after 11:00 PM.
Cleaning
Please empty the refrigerator/freezer completely before departure. The appliances (coffee machine, toaster, kettle, etc.) will be cleaned by us. Please ensure no dirty dishes are stored in the cabinets. Do not place dirty cutlery or pots in the cabinets. Do not throw or pour waste, food leftovers, hygiene products, fats, or other dangerous liquids into the sinks, shower, or toilets, as this may lead to unpleasant blockages. The costs caused by such blockages must be covered by you.
Please do not enter the house with trekking shoes or rubber boots. These should be removed and placed in the designated area by the entrance. You are welcome to enter the house with clean and dry street shoes.
In the kitchen, you will find a washing machine (please refer to the user manual) for your personal laundry. A drying rack is available on the rear terrace. An ironing board and iron for free use are available upon request.
We kindly ask that all appliances be turned off and the plugs removed after use. The iron must be placed exclusively on the ironing board, even for cooling after ironing. Please do not leave any wet laundry in the washing machine.
We are not liable for theft, loss, or damage to your equipment of any kind in the garden/terrace/balcony. Your fenced garden is available for your exclusive use. Please keep the gate closed for your own security.
Outdoor kitchen with grill
You can enjoy wonderful barbecue evenings with us. We are happy to assist you with lighting the grill for the first time. Fire starters are provided, as well as wood, but not charcoal. The grill must be thoroughly cleaned of grease and food residues by the next morning at the latest, as it will otherwise smell and attract animals. Please be extremely careful to avoid flying sparks and ensure the flames do not rise too high. During the summer, open fires are generally prohibited, and grilling is only allowed under strict conditions. Please adhere to these rules. A water hose should always be nearby. Do not use gasoline, kerosene, or lamp oil to light the grill—only the safety fire starters provided.
Sunshades (or umbrellas)
Before leaving the house or during strong wind, rain, or thunderstorms, the sunshades on the terrace and by the pool must be closed immediately. A flying sunshade can cause severe damage, which will be your responsibility.
Keys
You will receive keys for the house and gate. Please do not share your keys with outsiders. In case of key loss, the guest will be responsible for the replacement costs, including lock replacement and installation.
Dogs
Dogs must be kept on a leash outside the property. Off-leash is at your own risk. Upon the first exit from the car, the gate should be closed before the dog exits, allowing it to familiarize itself with the new environment.
In general, your dog/dogs are allowed throughout the house. If your dog/dogs sleep on the couch or in the bed, we kindly ask you to protect the furniture using the provided blankets, or bring your own bedding or inquire with us for alternatives.
Please note that unused bedrooms or the living room do not serve as playrooms or sleeping areas for the dogs.
Please do not leave your furry friends alone in the house. By prior arrangement with us, we may be able to organize pet sitting if your dog is well-behaved and easy to manage.
We kindly ask that you regularly dispose of your dogs' waste using the provided poop bags in the designated trash bins.
If your dog/dogs are very dirty after a fun walk, you are welcome to rinse them off with the hose before entering the house and dry them with the provided dog towels. Please do not clean dirty dogs in the pool shower or the pool itself.
Please do not allow wet dogs into the house.
To help preserve the lawn, we have provided a watering can for you to water after your dogs' business. Please ensure your dogs do not dig holes, as any damage caused will be billed to you.
Please bring a copy (no original document, please) of your dog’s liability insurance upon arrival, so that your dog is insured in case of any damage. These documents will be properly destroyed after verifying any damages upon your departure.
Females in heat must wear a heat pad inside the house. Any stains caused by blood will be charged separately. The same applies to male dogs that are prone to marking—they must wear a male dog wrap inside the house. Any damages or excessive soiling (e.g., marking or blood stains on the house and furniture) will be charged separately. Dog owners are responsible for their dogs.
Safe
We are not responsible for any brought (valuable) items. Unfortunately, a safe is not available for your use.
Accidents
We are not liable for any accidents of any kind. Parents are responsible for their children, and dog owners are responsible for their dogs.
Duty of care
Guests must treat the house and all its contents with care and adhere to the house rules.
Do not dispose of waste, food scraps, hygiene products, fats, or any hazardous liquids in sinks, washbasins, showers, or toilets, as this could lead to unpleasant blockages and result in costs that you would be responsible for.
No one intentionally damages items, but it can happen to anyone that something may break. Please notify us immediately of any damage so that we don’t discover it upon your departure and can promptly address or replace it if necessary.
Our guests are responsible for damages up to the cost of replacement. The costs must be paid in cash with a receipt. Direct billing with your liability insurance is not possible. You may submit the receipts for reimbursement if necessary.
There is an inventory list for the house. This will be checked during the final cleaning. If any items are missing, they will be charged. If you are interested in any of the items, please speak to us— we’ll be happy to let you know where we purchased them.
When you leave the house, please make sure to close the windows. This helps prevent damage that may be caused by severe weather.
To save energy during the cold season, please ventilate briefly and only open the radiator thermostats as much as necessary.
Please ensure that all electrical appliances are turned off, especially when you leave the apartment.
Parking
A parking space (directly behind the gate in front of the terrace) is available for your car(s) on the property. We are not responsible for theft or damages within the property. Please do not park outside the property, as there is agricultural traffic on the access road.
Garbage
We kindly ask you to separate the waste for disposal. Please follow the notice in the basement “waste separation” and dispose of the different materials in the designated bins in the garage.
Please do not feed leftover meat scraps such as bones or similar to animals and do not dispose of them outdoors, as this attracts wild animals.
Please dispose of the burnt grill charcoal/grill ash only after it has cooled down, in the designated ash bin.
Visit from unbooked, unregistered, or unauthorized persons in the house
Without prior agreement with us as the landlord, no (unbooked/unregistered) persons are allowed to stay in the house.
If you wish to receive visitors, this is possible without issue between 07:00 – 23:00 for a daily usage fee of 15.00€. Visits are permitted only within this timeframe (if approved). Overnight stays for visitors are only allowed according to applicable registration laws and subject to an additional fee, provided the house is not fully occupied by 6 people.
Overnight stays for visitors beyond this are not permitted and violate the house rules, registration laws, leading to immediate and unconditional termination of your stay, including the full retention of the travel price. In light of COVID-19, regulations may be stricter, and we reserve the right to prohibit visits entirely for the protection of our guests and staff.
House rules
Under certain circumstances (which occur very rarely), it may become necessary for us to enter the vacation rental (e.g., for technical inspections) or the garden (e.g., for lawn mowing). In such cases, we will of course inform you in advance. Failure to comply with or negligent violation of the house rules may result in the immediate termination of the rental agreement. Any damages incurred, as well as the full rental price including the final cleaning, must still be paid in full. We wish you a pleasant stay, lots of fun, relaxation, and a good recovery!
